keep paying bills on time. 3 points is nothing, and could occur naturally. You could also just find something under 200k then add your name down the road if you refinance.

Well, we fell in love with a house on a pond. 4 bedrooms and 2 bath for 204,000. Huge kitchen, there's like 6 finished rooms in the basement. 2 car garage..the only problem, is that flood insurance might be mandatory since it's on an "island" which could be another 7k on top of the town's taxes. Our realtor is checking it out now..it would be nice to go kayaking in our back yard in the summer. Almost everything in the house has been updated. Fingers crossed!

This house hunting thing is an emotional roller coaster! Ugh! Today I find out that the house we fell in love with on the pond is NOT in a flood zone! Yay! Then after my realtor emails me some of the paperwork to get the ball rolling, she discovers that it's under agreement
Why do I get my hopes up?!?

That happens a lot unfortunately. When I was in the market a year ago, every house I put an offer on, was under contract or some other bullshit. Its disheartening to say the least but you just move on. Conversely, the agreement may go under for any number of reasons so ask your realtor to keep an ear out.

This happened with the house that we ended up buying. They took a higher offer so we made an offer on something else and then got a call the next day saying it was ours if we wanted it.

The house on the pond fell through, it was actually under agreement when we went to look at it..bummer...
We have our sights on the house above...thinking we'll make a bid!

That is a pretty nice deck, Denny. What caught me off guard was "Driveway: Dirt"... No so "car enthusiast" friendly
... I like the price, although I am very unfamiliar with the pricing in that area.
