Believe me, i know. If this place didn't meet 99% of our criteria i wouldn't have even made a counter offer. I'm kinda kicking myself because their counter was fair based on what most of the other houses in that area sold for. We'll hopefully know tomorrow.

It used to be a garage but they walled it over and put in a door.  I thought about converting it back but I decided I'm just gonna partially finish the basement and mancave it.
