Keep in mind, you buy and sell in the same market. Those folks that revel in trading up houses in a strong market think they're making bank on their house. However they turn around and buy a new one at an inflated price! I got a nice chunk of equity in my tiny house and I ain't sellin! 2 "adults", 3 kids, & 2 dogs in 1700 sq ft sucks, but soon to be zero revolving debt makes it all worthwhile ... just don't ask my wife's opinion!

You can at least throw the dogs outside.
Just found out I will basically have very little equity because of the 10-15% economy fart. I’m not even sure putting money into the house will net me much of anything. New paint and tile and I think I’m done. Throw some flowers outside to make it look pretty. God willing, this will happen. This 2,200sq ft house is looking better every day.

Yeah Tim, this is a castle compared to what I'm in now. Hopefully we can get this, its so nice...ppl at work calling me a drug dealer bc I show up every month with a different car, if only theyd see this house..lolz

Hmm, I'm gonna get my popcorn and watch the show. You'll have some interesting decisions to make. Since you have no equity in your current residence, are you willing to accept the bull shit premium called mortgage insurance? To avoid MI, the loan value cannot exceed 80% of the home value. Tough decisions....

At least you live in an area where buying a house is actually affordable. I was disgusted when my brother told me how much he got his house for. He has a pretty nice 4 bedroom with a huge 2.5 car garage that he got for very little.

8Actually just found out home is selling for $37,600 less than market value, so loan value technically wouldn't exceed 80% of home value lol...am I looking at this right?

believe
its based on purchase price vs the latest appraisal. Cant remember if you have to do an appraisal for closing but most people do one before putting their house on the market. I think the logic makes sense, though.

All I know is that my brother got his house for $120k, when the same house out here in MA it would be at least $800k-$1mil. Srsly.
